Preconstruction

 

Since our founding, we here at Oaks Construction have made it imperative to implement a client-based preconstruction process.  We have found this is absolutely vital to ensure that the owner’s needs and wants are known from the start so we as a contractor can better plan and budget for their project.  Our objective is not to dictate the project for the owner, but rather through collaborative planning, design, analysis, and estimating be able to form a relationship that will maintain its strength throughout the project.

 

Initial planning sets the tone for the entire project.  Working with the owner we will be able to recognize where our possible problem areas will be, and be able to find a solution before any workers set foot on site.  This saves time and money for both parties by taking out some of the problem solving that would have to be done in the field.  Also, this will point out early where each parties concerns are and be able to solidify the knowledge that the concerns are not only heard but taken care of from the start.  Participation in this process is vital from all parties to ensure that early opportunities are taken advantage of.

Early Cooperation

 

Being able to sit down with the owner and architect as a contractor is invaluable in the beginning stages of construction.  As a contractor we will be able to offer knowledge in a design review that – as an owner – you cannot get from an architect.  This sounds a bit over confidant but in reality we will be able to review the design and show you areas of construction that will be difficult and/or expensive and be able to offer solutions to minimize both time and money in those situations. Antiquity renovations can be a complicated venture, but as issues are addressed quickly and efficiently as a team, no problem is ever insurmountable.  This constructability analysis type of collaboration needs to be transparent from all sides, and in being so, will offer a much more accurate breakdown of the project from the start.

 

At the end of the day you as an owner are looking for a great building experience at a fair price.  The vast majority of this goal is handled before any physical construction takes place.  In our cost estimating segment of preconstruction we will work extensively as an owner-contractor team to be able to get you the best bang for your buck.  With our extensive experience in adaptive re-use and renovation projects we will be able to take your designs and find the most cost effective pricing in the area.  Again collaboration is always key, so we always have full transparency in where the prices are coming from, and who they are coming from as well.

Preconstruction Estimating

 

Oaks Construction has estimated and built a multitude of antiquity renovation projects throughout our history as a company.  We are well versed in the many steps an estimate goes through leading up to an accurate estimate, and with our knowledge we will be able to provide not only an accurate price, but one that reflects your goals and budget as an owner.

 

As previously stated, all of our monetary decisions are completely open book to you as an owner so you know precisely how your hard earned dollar is being used.  Through each design phase we will come closer to our end goal of an accurate estimate, and you as an owner will be continually, fully informed with each progressing step.

 

Conceptual Design – In this stage of estimating, nothing is more valuable than experience.  This is where we at Oaks Construction can immediately set ourselves apart from the competition by utilizing past projects to give a solid estimate by sequencing your renovation.  Our estimators are well versed in the issues that this type of construction poses and will be able to input their knowledge early into the budget to give you as an owner an accurate initial cost estimate that you can begin to base the rest of the design process on.

 

Schematic Design – Once basic floor plans and elevations are provided we will better understand the projects key issues and then we are able to really start honing in our estimate.  With this we will also be able to start forming scopes of work and be able to immediately move in and take care of long lead items such as contaminated materials that are common among renovation projects.  Another objective we have in this stage is to prequalify our subcontractors to get them on board as soon as possible.  By doing this we will be able to utilize their expertise in their prospective field which will only solidify our estimate in it's accuracy.

 

Design Development – Now that the drawings are around halfway complete decisions made become very important with respect to being cost effective.  By now we have all of our best sub-contractors in collaboration with not only us but with each other in an effort to minimize any minor mistakes that can snowball into costly changes later.  This will not be an issue since we have grown and maintained great working relationships with the best sub-contractors in the area over the many years of pursuing and constructing renovation projects.  With only one more step to go in the design process our estimating team will now have a near concrete estimate ready that will only have to be tweaked going into announcing a finalized price so, as an owner you will be able to see exactly what our plan is and we will be able clarify any questions you may have while approaching the construction estimate.

 

Construction Estimate – The final step is to finalize the bidding process and form the final estimate.  All scopes of work have been thoroughly checked so we are certain nothing in your renovation project will be overlooked. A detailed estimate summary, cost reduction options, and trade contractor analysis will be packaged together and prepared for you as the owner. We at Oaks Construction will always stand by our prices with full confidence that not only have we have provided an accurate estimate, but that you as the owner feel comfortable and safe with the knowledge that we are handling your project as fairly and consciencly as possible.

Value Engineering
